General Terms and Conditions

The following General Terms and Conditions govern the contractual relationship between the Guest (hereinafter the “Customer”) and Sabia Estate SRL (hereinafter the “Company”) following the reservation and payment of the selected accommodation among those available on the website https://sabiaestate.kross.travel/it/appartamenti
(hereinafter the “Website”), whether directly or indirectly, via any mobile device, email, or telephone.

These General Terms regulate the agreement between the Company and the Customer who books and purchases services through the Website, as well as the short-term rental agreement concluded between the Customer and the Company, acting in the name and on behalf of the property owners of the selected accommodation.

The Customer is required to accept these General Terms and the specific conditions related to the stay or individual services (such as duration, price, applicable taxes, and relevant regulations).

The Customer must carefully read the General Terms and any specific conditions applicable to individual services available on the Website before making a reservation.

By making a reservation or purchasing a service offered by the Company, the Customer automatically accepts these General Terms.

The General Terms may be modified at any time without prior notice. However, such modifications will not apply to bookings made before the changes.

Reservation

By accessing the online platform https://sabiaestate.kross.travel/it/appartamenti
, the Customer can view and browse real-time availability and prices of the managed accommodations.

If the selected accommodation is available for the chosen period, to complete and confirm the reservation, the Customer must pay the amount indicated in the Order Summary by credit card, following the provided instructions.

Once payment has been successfully processed, the Company will send the Customer a Booking Confirmation email containing details of the amount paid, length of stay, number of guests, and any mandatory or optional additional services.

The reservation will not be considered confirmed until payment has been successfully processed (according to the Cancellation Policy procedures) and the Customer has received the Booking Confirmation email.

Rates and Payment

The rental fee for stays shorter than 30 nights is indicated in the Order Summary, which also includes cleaning fees and any additional services.

For stays shorter than one month, the total amount includes utilities such as electricity, gas, heating, and water.

At the time of booking, or prior to check-in according to the deadlines indicated in the Cancellation Policy, the Customer must have fully paid the total amount of the stay by credit card.

The rate does not include the tourist tax, which must be paid during the online check-in process.

Cancellation Policy

The Website provides two types of rates: Standard and Non-Refundable.

For the Standard rate, no amount will be charged at the time of booking. The Customer may cancel or modify the reservation up to a specified number of days before check-in (the exact number is indicated in the Cancellation Policy section).

For the Non-Refundable rate, in the event of cancellation after booking, the Customer will be charged a percentage of the total reservation cost as indicated.

The total reservation amount will be charged in case of cancellation beyond the specified period prior to check-in.

If the Customer does not show up at check-in (no-show), the full reservation amount will be charged.

Non-Refundable rates cannot be modified and require full prepayment at the time of booking. In case of cancellation or modification, the full stay amount will be charged.

Accommodation Rules

The Customer agrees to use the accommodation with care, keeping it clean and refraining from any activity that may cause damage to the property, its common areas, or the furnishings inside.

The Customer agrees not to disturb other residents of the building during the stay.

The use of the accommodation for illegal activities is strictly prohibited.

It is forbidden to copy and/or hand over the keys to third parties or disclose any access codes.

In case of loss or damage of keys and/or locks, the Customer will be charged the cost of a new lock and five new sets of keys.

The Customer agrees to observe all ordinary safety precautions during the stay to prevent unauthorized access to the accommodation. In case of failure to do so, the Customer will be held responsible for any resulting damages.

Unless expressly authorized in writing by the Company, pets of any kind are not allowed.

No Smoking Policy

Smoking inside the accommodation is strictly prohibited.
In case of violation, a penalty will be charged.

Waste Recycling

To reduce environmental impact and comply with local regulations, the Customer is required to properly separate waste according to the instructions of the Municipality where the accommodation is located or as indicated inside the property.

For stays from 1 to 3 nights, waste may be left inside the apartment and will be disposed of by the cleaning company.

For stays of 4 nights or more, the Customer must independently dispose of waste in the designated condominium waste areas.
